Installation of indoor utilities through modular and circular construction
We are largely familiar with the term "modular construction," or at least by its less popular name "prefab. For those who need a little reminder, modular construction means "off-site construction," or a construction method where the building or structure is built in modules in a controlled environment, ensuring quality. This allows for a consistent and standardized construction process. After fabrication, the modules are transported to the site and assembled there, leading to faster installation/delivery.
Circular construction, on the other hand, starts from the 3 R's: Reduce, Reuse, Recycle. Reducing the material used through efficient and necessary use, reusing products to extend their life and lastly recycling the used material.
While most are familiar with this method for building shell structures, this approach can also be used specifically for installing interior technologies. Think of a furniture system that integrates everything: kitchen, bathroom, heating, lighting, ventilation and electricity. Moreover, it is applicable for both new construction and renovations.
The main benefits for new construction include faster and more consistent construction, creation of more living space (up to 24%), additional storage space by replacing non-load-bearing interior walls with custom cabinets, less site coordination and therefore less risk of misunderstandings, consistent and high-quality finishes, customization, easily accessible techniques for both maintenance and repairs, and more. For renovations, this system offers much the same benefits, with the bonus of minimizing noise disturbance to co-inhabitants who are not renovating and a quick installation time of about 5 days.
To make all this possible, we at Bao Living created the SAM module (Smart Adaptable Module). Starting from the technical shaft, all appliances and contact points are integrated into a perfect modular volume. This way, you can drastically speed up the utility installation process, and cutting and grinding is a thing of the past.
This results not only in a more pleasant living experience, but also in a higher rental or sales price.
